Midtown Tulsa has a
rich history and is certainly one of the city’s most
prized community assets. With its great schools, magnificent historical
neighborhoods, mature urban forests, well landscaped parks, superb shopping, and
a myriad of recreational and entertainment opportunities, midtown
Tulsa can arguably
be considered the cultural heart of the City of Tulsa.
Where is Midtown Tulsa?
Defining
midtown Tulsa’s boundaries
is a challenge and generally speaking a personal
opinion rather than any official determination.
Our notion of midtown begins with a
northern boundary
following
I-244
in the Central
Business District, with the west boundary lying on the east bank of the
Arkansas River, the south boundary following I-44 from the Arkansas River to
the east boundary at Yale Avenue.

With quick access to
the inner-dispersal loop and the Interstate Highway System midtown Tulsa is
ideally situated for fast commutes to anywhere in the city or regional area.
Midtown Tulsa
Real Estate and Homes
Most of
midtown’s
historic neighborhoods
were developed from the turn of the century up to the
mid 1950’s. These areas are known for their gorgeous homes, meandering tree
lined streets, and a plethora of classic architectural styles ranging from
traditional and ranch to art deco and Greek revival.
Because of
their historic charm, convenient location, and easy lifestyle…midtown Tulsa
neighborhoods have typically enjoyed Tulsa’s most stable and prosperous real
estate values, traditionally leading the way in price per square foot for
residential sales.
The
land costs or lot value of the homes in midtown
generally
represents
a larger percentage of a typical home’s overall value than in other parts of the
city.
That is a reflection of why people say "location, location, location" when
referring to real estate values.
For
that reason you can often find a larger or more up-to-date home in south
Tulsa or one of our suburban communities for the same investment.
But the midtown
lifestyle has a lot of appeal because of the urban forest, lower traffic counts
and the multitude of cultural venues and activities.
Shopping and entertainment
in Midtown Tulsa
Midtown
Tulsa
is blessed with a number pedestrian oriented shopping
and
entertainment
areas
that offer a wide variety of retail, restaurants, clubs and attractions. Be
sure to
check out the Boston District
on Boston Avenue
just south of downtown, Utica Square
Shopping Center at 21st Street and Utica Avenue, Cherry Street
(locally known as 15th Street from Peoria Avenue east to Lewis
Avenue.
The area known as
Brookside stretches from 31st to 51st Street along both sides of Peoria Avenue and is a
popular local spot to dine, shop and hang out.
The vast
majority of businesses in
the Cherry Street and Brookside Districts
are locally owned and
operated.
They provide the unique
local flavor that makes midtown so special
and so different. Shown
left is The Brook, Tulsa's historic neighborhood theatre that has been
transformed into a lively restaurant and club in the heart of Brookside.
Other
Midtown Tulsa points of interest
There is a lot to see and do in midtown Tulsa.
And don't forget the Central Business District otherwise known as
Downtown Tulsa,
which is just minutes away from midtown.
Don't
miss Woodward Park at 21st and Peoria Ave and River Parks and the trails system
which runs on both sides of the Arkansas River from Downtown Tulsa all the way
to Jenks.
The
University of Tulsa campus lies just north of 11th St between Delaware
Ave and Harvard Avenue. Tulsa's
Utica Square Shopping
Center at 21st and Utica is well known for it's outstanding shops and
restaurants. Across the street from Utica Square is
St. John Health System.
And one mile north at 11th St and Utica Ave is
Hillcrest Hospital, another of Tulsa's regional medical facilities.
At 22nd and South Main street you can visit the old Harwelden mansion and the
Arts & Humanities Council
headquarters.
There are events almost daily at the Tulsa County's
Expo Square.
While you are there stop by the
Fair
Meadows race track and simulcast facility at 21st & Yale Ave. Make
a day of it at Philbrook
Museum of Art located at 27th & Rockford Ave. Drive through the
historic neighborhoods surrounding
Swan Lake near
19th St and Utica Avenue and see many varieties of water foul. And side by
side just south of 21st St on Peoria Ave you will find the
Tulsa Rose Gardens, the Tulsa Garden Center and the
Tulsa Historical Society.
What about Midtown Tulsa schools?
Midtown Tulsa is also blessed with some of Tulsa's finest
